Shira Ozik specializes in real estate, land taxation, and associated areas of property planning, zoning, and construction law. Shira offers unique expertise in representing large purchasing groups of individuals in the procurement and development of real estate projects, handling financing and property tax matters for both commercial and private clients.

 

Shira represents entrepreneurs, developers, and property owners in the planning and execution of large-scale and complex commercial and residential projects, as well as a diverse range of sales and lease-back transactions of real estate assets.

 

Shira has a long and successful track record of effectively planning transactions and representing clients in negotiations with planning agencies, tax authorities, banks, and other financial institutions.

 

In addition, Shira offers deep experience in the area of urban renewal projects, which includes an in-depth understanding of the financial and legal concerns and interests of key players, individual owners, and entrepreneurs, and creating customized solutions for each project as required.

 

Shira’s expertise and experience include TAMA 38 transactions in various cities such as Ramat Gan, Tel Aviv, Givatayim, Hod Hasharon, Petah Tikva, and others. She has successfully handled numerous projects involving the demolition of existing buildings and construction of new ones (Vacate and Build - Pinui Binui), as well as strengthening buildings against earthquakes and repairing infrastructure.

 

Shira believes in providing exceptional service combining legal expertise and hands-on experience, specifically tailored to meet the unique needs of both local and global private and corporate clients.

 

Shira serves as an academic coordinator and lectures on “Real Estate Urban Renewal for Lawyers” at the Israel Bar Association in Tel Aviv. She has been a certified mediator since 2004, having completed her studies at the David Rothlevy National Institute of Mediation.

  • Representation (joint) of Aka Real Estate Ltd. and Ashstrom Properties Ltd. in a joint partnership deal with the Balilios family for the development of the "Capital" project in Jerusalem. The project involved the construction of a complex spanning approximately 75,000 square meters, which included residential, office, commercial, and hotel space.
  • Representation of Yitzhak Ofer Construction and Development Company Ltd. in a TAMA 38 "Vacate and Build" project at 52 Bnei Dan St., at the intersection of Weizman St. in Tel Aviv, that involves the demolition of 22 owner-occupied apartments and the construction of 37 new apartments, with a projected value of NIS 200 million. The construction permit has been obtained and work has already commenced.
  • Representation of Yaez company in a TAMA 38 "Vacate and Build" urban renewal project on Miriam Hashmonait Street, Tel Aviv, for the construction of a new building with 44 residential apartments. The estimated value of the project is approximately NIS 80 million.
  • Representation of a developer in a TAMA 38/2 project at 30 Beeri St. and 24, 26, and 28 Pombadita St. in Tel Aviv. The project involves demolition of 40 apartments and construction of 4 residential buildings with 72 apartments, with an estimated value of NIS 300 million.
  • Representing a developer in the TMA 38/2 project located at 29 Beeri St. in Tel Aviv. This project involves the demolition of 11 apartments and the construction of 24 new ones.
  • Representing 76 apartment owners in three buildings on Dafna St. in Tel Aviv, as part of a NIS 500 million project. The project involves the construction of 232 housing units, commercial spaces, and public areas by Tidhar, Neve Gad Properties, and the IDB Group.
  • Representing 156 and 152 Ibn Gvirol St. apartment and shop owners in Tel Aviv for an urban renewal project. This includes conducting a tender process to select a contractor.
  • Representing the owner of a unique lot in the sale of a residential and commercial project through a competitive tender process, with a value of NIS 108 million.
  • Representing a company that owns income-generating assets in the sale of office buildings in Kfar Saba and Ra'anana.
  • Representing a commercial company in the sale and lease transaction of an office/industrial building in Shlomi for a 12-year period, with a 5-year option.
  • Representing owners in the purchase of luxury properties, including non-residents, in Tel Aviv, Ramat Hasharon, and Herzliya.
  • Providing ongoing representation and support for the Gan Ha'ir commercial complex in Tel Aviv.
